Spanning 175 m² within a fully enclosed 1,974 m² property in the quiet village of Brgod, Villa Aria is a haven of tranquility. This elegant retreat features four bedrooms and four bathrooms, designed for privacy and comfort. A private pool invites you to unwind, while the spacious deck area offers plenty of sun loungers and shaded seating. The covered terrace seamlessly connects indoor and outdoor spaces, making it ideal for dining, lounging, and barbecues.
The villa’s location is both peaceful and convenient. A 5-minute drive takes you to the nearest beach, restaurant, and grocery shop. The historic town of Labin, with its lively market, delightful restaurants, charming cafes, and well-stocked supermarkets, is just an 11-minute drive away. For coastal charm, the picturesque resort town of Rabac is a short 19-minute drive, offering stunning pebble beaches, a vibrant promenade, cozy cocktail bars, and exciting boat excursions.
LIVING ROOM
The living area is designed for comfort, featuring a cozy four-seater sofa and a warm indoor fireplace, perfect for unwinding. Entertainment options include a 70-inch smart satellite TV, a Bluetooth music system, air conditioning, and complimentary access to Netflix and IPTV. The open-plan space, encompassing the dining area, kitchen, and foyer, is equipped with heated floors, air conditioning, and a mosquito net to ensure year-round comfort and convenience.
KITCHEN & DINING AREA
The fully equipped kitchen and dining area can comfortably accommodate up to eight guests. The kitchen boasts modern appliances such as a refrigerator, freezer, stove, oven, toaster, water kettle, Dolce Gusto and filter coffee machines, microwave, hand mixer, and blender. For added convenience, a separate storage room is located adjacent to the kitchen. Families will also appreciate the inclusion of children's dinnerware for a hassle-free dining experience.
BEDROOMS
The ground floor houses a bedroom with a king-size bed (180x200 cm), a small private terrace and easy access to a nearby bathroom. On the first floor, three additional bedrooms await. Two feature king-size beds (180x200 cm) and private balconies, while the fourth bedroom offers two single beds (90x200 cm) that can be joined upon request and includes a walk-in closet. All bedrooms are tastefully designed with spacious wardrobes, dressing tables, high-quality linens, and blackout curtains to guarantee restful sleep. For added comfort, each room is equipped with heated floors, air conditioning, and mosquito nets.
BATHROOMS
Villa Aria boasts four elegant bathrooms, each designed with functionality and comfort in mind. They include walk-in rain showers, sinks, toilets, and heated floors. The master en-suite bathroom features a premium bathtub and double sinks for added luxury. An additional outdoor shower with cold and warm water is conveniently located near the pool deck.
TERRACE & DECK AREA
The expansive covered terrace seamlessly integrates with the indoor kitchen, offering a dining table, comfortable lounge furniture, and an outdoor kitchen with a fireplace for alfresco dining. The deck area is equipped with eight sun loungers and two parasols, perfect for soaking up the sun. A shaded lounge area with premium seating creates a tranquil spot for relaxation.
BALCONIES
Two balconies on the first floor, accessible from the bedrooms, feature lounge armchairs and side tables, creating intimate spaces to unwind and enjoy the serene surroundings.
SWIMMING POOL
Dive into the villa’s private panoramic saltwater pool (36 m², 9x6 m), offering a gentler swimming experience. The pool area is complemented by a deck with eight sun loungers, two parasols, and an outdoor shower with both cold and warm water.
PLAYGROUND

LAUNDRY ROOM
The villa includes a well-equipped laundry room near the living area. It features a washer, dryer, ironing board, iron, and drying rack, along with ample storage space for extra items.

In the event of a tenant-initiated cancellation, the following cancellation fees will be applicable:
- Between 7 and 14 days before arrival, a 50% charge of the total reservation price will be applied,
- Between 0 and 6 day before arrival, a 100% charge of the total reservation price will be applied.
If the tenant fails to arrive or does not show up, the Agency will retain the entire reservation amount. Cancellations must be submitted in writing, and the day of receiving the written cancellation is considered the cancellation day. To cancel, simply shoot us an email at [email protected].
Please note that no refunds will be granted for early departures that occur before the booked departure date.
