The villa offers 125 m² of carefully designed living space on a fully enclosed private property of 1,100 m², creating a serene oasis where guests can fully unwind and enjoy complete privacy. Inside, the house features three elegant en-suite bedrooms along with three bathrooms and an additional guest toilet, ensuring comfort and convenience for every guest.
One of the highlights of the location is the nearby traditional tavern, Agroturizam Giovanna, where guests can reserve a delicious homemade breakfast, lunch, or dinner and experience authentic Istrian cuisine in a charming countryside atmosphere.
The outdoor area invites you to fully embrace the Mediterranean lifestyle. A large private swimming pool is surrounded by a spacious sun deck with comfortable loungers, while the beautifully designed covered terrace connects seamlessly with the indoor living spaces. Here you can enjoy long summer dinners, relaxed afternoons, or peaceful evenings surrounded by the calm atmosphere of the garden. The entire house is equipped with underfloor heating, making Villa Lizzul a comfortable retreat throughout the year.
Despite its peaceful rural setting, Villa Lizzul is ideally positioned for exploring eastern Istria. The historic hilltop town of Labin is only a 15-minute drive away, offering charming stone streets, excellent restaurants, lively cafés, galleries, and local markets. The popular seaside resort of Rabac, known for its crystal-clear sea, beautiful pebble beaches, vibrant promenade, and boat excursions, can be reached in approximately 24 minutes by car.
LIVING ROOM
The bright and welcoming living room has been designed as a comfortable gathering space for relaxing moments together. A large five-seater sofa invites guests to unwind, while the 65-inch Smart SAT TV and air conditioning ensure comfort throughout the year. The open layout creates a seamless connection with the kitchen and terrace areas, while a guest toilet located nearby adds additional practicality. Guests can also enjoy a Bluetooth speaker and a PlayStation for entertainment and fun evenings indoors.
KITCHEN & DINING AREA
The fully equipped kitchen and dining area are thoughtfully designed to comfortably accommodate up to eight guests. Modern appliances include a refrigerator, freezer, oven, stovetop, microwave, blender, toaster, water kettle, as well as Nespresso and filter coffee machines for the perfect morning start. Additional amenities include an ice maker and children’s dinnerware.
BEDROOMS
Villa Lizzul offers three beautifully designed en-suite bedrooms that combine comfort, elegance, and privacy. Each bedroom features a king-size bed (180 × 200 cm), stylish furnishings, wardrobe, dressing table, blackout curtains, and a 43-inch Smart TV. Soft lighting and high-quality linens create a calm atmosphere ideal for restful nights. All bedrooms offer direct access to the terrace and pool area, while one bedroom additionally features a small walk-in closet.
BATHROOMS
The villa features three bathrooms and one additional guest toilet near the living area. Two en-suite bathrooms offer walk-in showers with underfloor heating, while the third bathroom includes a glass-enclosed shower. All bathrooms are equipped with a sink, toilet, and heated floors for additional comfort. An outdoor shower with both warm and cold water is located near the pool area.
TERRACE
The spacious covered terrace of 50 m² flows directly from the indoor kitchen and living area, creating a beautiful setting for outdoor living. Guests can enjoy a large dining table for eight persons, a comfortable lounge set, and an additional BBQ area with a outdoor fireplace and another dining table for shared meals under the open sky.
SWIMMING POOL
At the heart of the outdoor area lies the private panoramic swimming pool measuring 40 m² (10 × 4 meters). Surrounded by a spacious sun deck, comfortable loungers, and parasols, the pool invites guests to cool off during warm summer days while enjoying the peaceful surroundings and panoramic countryside views.
PLAYGROUND & ACTIVITIES
The spacious garden also offers a dedicated playground and activity area designed for outdoor fun. Guests can enjoy football, badminton, volleyball, and various outdoor activities suitable for both children and adults.
CAR CHARGING
An 11 kW Type 2 charging station is available on-site. Charging is free during nighttime hours from 22:00 to 10:00.
WASHROOM
Close to the kitchen, guests will find a practical storage and laundry room equipped with a combined washing and drying machine, clothes rack, iron, and ironing board.

In the event of a tenant-initiated cancellation, the following cancellation fees will be applicable:
- Between 7 and 14 days before arrival, a 50% charge of the total reservation price will be applied,
- Between 0 and 6 day before arrival, a 100% charge of the total reservation price will be applied.
If the tenant fails to arrive or does not show up, the Agency will retain the entire reservation amount. Cancellations must be submitted in writing, and the day of receiving the written cancellation is considered the cancellation day. To cancel, simply shoot us an email at [email protected].
