The house is tastefully furnished, fully equipped, and designed for an easy and relaxing holiday. Set on a fully enclosed 928 m² plot, the 137 m² home offers four comfortable bedrooms and four modern bathrooms, providing plenty of space and privacy for couples, families, or a group of friends. Soft colors, natural light, and peaceful surroundings create a warm and inviting atmosphere from the moment you arrive.
PRIME LOCATION
You’ll love how quiet the location is while still being close to everything you need. A short four-minute drive brings you to Sveta Marina with its beaches, restaurants, grocery shop, and a small bakery offering warm bread every morning. Ravni, known for its crystal-clear water, snorkeling, and laid-back beaches, is just nine minutes away. In thirteen minutes you can reach the historic town of Labin, full of cafés, great restaurants, markets, and local shops. The lively seaside town of Rabac, famous for its pebble beaches and boat tours, is also only thirteen minutes from the house.
LIVING ROOM
The ground-floor living room is bright and cozy, furnished with a comfortable L-shaped sofa, a 32” SAT-TV and air conditioning. The open-plan layout flows naturally into the dining area and the fully equipped kitchen, creating an inviting space where everyone can unwind together. From here, you can step directly out to the covered terrace, making indoor-outdoor living wonderfully effortless. For added comfort, the house is also equipped with a Bluetooth speaker and a safe.
KITCHEN & DINING AREA
The kitchen is equipped with everything you need for cooking, from a fridge and freezer to an oven, stove, microwave, toaster, kettle, filter coffee maker, mixer and all essential utensils. The dining area seats eight comfortably and is conveniently located next to the terrace, making it ideal for long meals, lazy breakfasts, or planning your next Istrian adventure.
BEDROOMS
All four en-suite bedrooms are located on the first floor, offering privacy, comfort and plenty of natural light. Two of the rooms feature a king-size bed (180x200 cm), SAT-TV and a private covered balcony with beautiful sea views — an ideal spot for a quiet morning coffee or a relaxing evening drink.
The remaining two bedrooms each include two comfortable single beds (90x200 cm), making the home a great choice for families, friends or mixed groups. Every room is designed for peaceful, restful nights, enhanced by soft cotton damask bedding that adds an extra layer of comfort. All bedrooms are equipped with mosquito nets for an undisturbed sleep, and one of the rooms also includes a small desk, perfect for reading, writing or handling a bit of work during your stay.
BATHROOMS
Villa Mirta offers four modern en-suite bathrooms designed for comfort and ease, each fitted with a shower, toilet, bidet and sink. One of the bathrooms also features a bathtub with a shower combination, ideal for a relaxing soak. For extra convenience, there’s a guest toilet on the ground floor. Outside, right by the pool, you’ll find an additional bathroom with a shower — perfect for freshening up after a swim or a slow, sunny afternoon by the pool.
TERRACE & BALCONIES
The covered terrace is a charming space designed for relaxation and socializing. With a large dining table, a built-in BBQ (combined charcoal and electric grill), and plenty of shade, it’s ideal for leisurely lunches, cozy evenings, and al-fresco dinners under the stars. Two of the bedrooms also feature private sea-view balconies, offering additional quiet corners to unwind.
SWIMMING POOL
The private salt-water pool (8x4x1,5 m) invites you to relax from morning until evening. Comfortable loungers, parasols, and a shaded lounge area create little pockets of comfort around the pool, perfect for reading, sunbathing, or simply enjoying the peaceful surroundings. The salt-water system makes the water gentler on the skin and more pleasant for long swims.

In the event of a tenant-initiated cancellation, the following cancellation fees will be applicable:
- Between 7 and 14 days before arrival, a 50% charge of the total reservation price will be applied,
- Between 0 and 6 day before arrival, a 100% charge of the total reservation price will be applied.
If the tenant fails to arrive or does not show up, the Agency will retain the entire reservation amount. Cancellations must be submitted in writing, and the day of receiving the written cancellation is considered the cancellation day. To cancel, simply shoot us an email at [email protected].
