Set in the quiet village of Kunj, the 145 m² holiday home lies on a spacious 1,633 m² private plot, offering peace and privacy. Three bedrooms and three bathrooms provide comfort for everyone. Outdoors, a private pool, a sun deck with loungers, and shaded areas create a relaxed holiday vibe, while the covered terrace is ideal for outdoor dining and long summer evenings.
LOCATION
Casa Aurelia is located in the charming countryside village of Kunj, offering privacy, tranquility, and open views of nature. Despite the peaceful setting, you’re well connected to the coast and nearby towns. The seaside resort of Rabac, known for its crystal-clear pebble beaches, lively promenade, cocktail bars, and boat excursions, is about a 25-minute drive away. The historic town of Labin, with its cafés, restaurants, markets, and supermarkets, can be reached in just 18 minutes.
LIVING ROOM
The open-plan living area is designed for comfort and togetherness. It features a cozy L-shaped four-seater sofa, perfect for unwinding after a day out. A 46-inch smart satellite TV with a home theater soundbar and free Amazon Prime, air conditioning, and an indoor fireplace ensure year-round comfort.
The living space flows seamlessly into the dining area and kitchen, with a direct connection to the private outdoor area, creating a bright and welcoming atmosphere. A Bluetooth speaker is also available for your enjoyment, and a guest toilet is conveniently located nearby.
KITCHEN & DINING AREA
The fully equipped kitchen and dining area comfortably accommodates up to six guests. Modern appliances include a refrigerator with freezer and ice maker, gas and electric stove, oven, microwave, toaster, kettle, filter coffee machine, and a NESCAFÉ Dolce Gusto coffee machine — everything you need for easy holiday cooking and shared meals.
BEDROOMS
Casa Aurelia offers three elegant and cozy bedrooms, each with a private en-suite bathroom and a 32-inch satellite TV. All bedrooms feature king-size beds (180 × 200 cm) and are air-conditioned. The two front-facing bedrooms open onto a panoramic balcony furnished with lounge armchairs and a small tea table — perfect for quiet mornings or sunset moments.
BATHROOMS & LAUNDRY
The house features three modern bathrooms, all equipped with rain showers, sinks, toilets, and hair dryers. An outdoor shower with hot and cold water is located near the pool area for added convenience. There is also a guest toilet and a small laundry room with a washing machine, dryer, drying rack, iron, ironing board, and vacuum cleaner.
COVERED TERRACE & DECK AREA
The spacious covered terrace extends directly from the kitchen and is perfect for outdoor living. It features a dining table with comfortable armchairs and an outdoor kitchen with a sink and a wood/charcoal barbecue — ideal for alfresco meals and long summer evenings. The sun deck offers six loungers and two parasols for relaxing in the sun. A panoramic lounge balcony on the first floor is accessible from the two front-facing bedrooms.
SWIMMING POOL
Enjoy complete privacy at the villa’s saltwater swimming pool (31 m², 7,5 × 4 x 1,6 m), designed for a gentle and pleasant swimming experience. The pool is surrounded by a sun deck with loungers and parasols, creating a relaxed and inviting outdoor space.
GARDEN
The large, partially fenced garden provides plenty of space for children to play and run freely and is also ideal for guests traveling with pets.
CAR CHARGING
An 11 kW Type 2 charging station is available. Charging is free during the night via RFID chip.
PETS WELCOME – CONDITIONS & FEES
Pets are very welcome, and we’re happy to host well-behaved animals during your stay. A pet fee of €30 per day, per pet applies, with a maximum of three pets allowed. All pets must be house-trained and treated with care and respect at all times. Pets are not allowed on beds, sofas, or other furniture, and they should not be left alone in the house for long periods. Guests are responsible for cleaning up after their pets, both inside the house and in all outdoor areas, and for any damage or additional cleaning caused by them.
For stays with pets, a refundable security deposit of €500 is required. The deposit will be refunded after the check-out inspection, provided no damage or additional cleaning is necessary.

Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP.
In the event of a tenant-initiated cancellation, the following cancellation fees will be applicable:
- Between 7 and 14 days before arrival, a 50% charge of the total reservation price will be applied,
- Between 0 and 6 day before arrival, a 100% charge of the total reservation price will be applied.
If the tenant fails to arrive or does not show up, the Agency will retain the entire reservation amount. Cancellations must be submitted in writing, and the day of receiving the written cancellation is considered the cancellation day. To cancel, simply shoot us an email at [email protected].
Please note that no refunds will be granted for early departures that occur before the booked departure date.
