This stunning villa is situated on a very peaceful and intimate location in the natural preserve Limski kanal (Bay of Lim), which is one of the most beautiful landscapes of Istria. The channel is a bit longer than 10 km and it is on both sides surrounded by steep cliffs, sometimes up to 100 meters high.

Its name comes from the word „limes“, latin word for „border“. Limski kanal used to be a border between Pula’s and Poreč’s ager but today it is the border between Vrsar and Rovinj.

This luxurious five star villa is built in a contemporary style, offering lots of facilities for your relaxation. It sleeps up to 10 guests in five bedrooms, and it can accommodate extra two auxiliary staff. The villa with its 700 m2 is situated at the 3.800 m2 of property, where landscape and vegetation give extraordinary feeling of connection with nature. Location of the Villa near the sea, crystal blue sea and amazing view gives you opportunity to relax and enjoy. Because of its size and luxury, the villa can be used for business meetings, unique private gatherings, romantic holidays and so on.

The villa comprises of 5 bedrooms, living room with a fireplace, TV and stereo surround system, fully equipped kitchen with bar, dining area with a table for 10 people. In addition, at guest’s disposal are very well equipped gym & spa area and a billiard room with lounge area. All 5 bedrooms are with a double bed (dimensions 180 x 200 cm), but in one bedroom beds can be separated (90 x 200 cm). Furthermore, all of the bedrooms have an en-suite bathroom each, with a shower and a tub. Also, all rooms have an open sea view.

A small sports airport located near the villa provides guests with the option to arrive by private jet or helicopter. We can arrange flights for up to 12 people or organize a helicopter transfer, which can also be available for your use during your stay (subject to prior arrangement and additional charges). The runway is 800 meters long, offering convenient access for private aircraft. Additionally, we can organize panoramic flights, allowing you to explore and enjoy breathtaking views of the entire Croatian coastline and its islands, extending all the way to Dubrovnik in the south.

Cancellations made 41 days or more prior the arrival date will incur a cancellation fee equal to 40% of the total booking price.

Cancellations made within 40 days of the arrival date will result in a cancellation fee equal to 100% of the booking price.
